A New Flavor Hits Town

Get Minty Fresh this weekend…head over to The Mint in The Shops at Highland Park.

Just this week, the all-new Asian Fusion cafe hits the neighborhood and it definitely sounds like something you should check out!

Whether you fly solo, with a date, or head over there in a group of friends, The Mint appears to offer something to everyone, for every flavor. Carb lovers, meat lovers, cocktail lovers, or just plain foodies are able to find something on this all encompassing menu.

Cool tidbit- Love pad Thai, but hate how filling it is? No worries, the menu at The Mint  offers a noodle-free version of pad Thai as well!

Dallas Turns Green

There’s a little bit of green development in Dallas trying to keep up with the trend of “Going Green”.  Azure, a 375-foot condo was Dallas’ first venture into LEED, green living, as far as residential condo development is concerned.  Construction of the Azure aimed to receive the LEED gold certification from the USGBC. 

I investigated at what certification Azure actually received and unfortunately could not find anything more specific than it was the first LEED certified building in Dallas (Anyone got any info on this?) Regardless of the level of certification…it is great to see the Green in Dallas’ urban development.

Bottom line, it is refreshing to find that in today’s modern new condominium development construction seeks to not only create modern luxury but environmentally friendly and efficient as well. 

Some of the eco-friendly building features found at Azure are a high-performance engineered window system with clear anodized aluminum framing and insulated clear double glazing with Low-E coating; energy efficient lighting meeting National Energy Code; LEED certified building envelope and heating/air conditioning; and high-quality roller/motorized shading system made of sun control fabric. 

Built by the highest national construction and architectural standards, Azure stands tall with blue glass of shimmering high into the sky, gleaming across the skyline as if the Caribbean Sea was dusted with glitter.

Officially beginning in 2009 through 2011, The Green Building Ordinance will take effect in the city of Dallas. According to the article, Green Building Ordinance Approved by Council, the development community will be at the forefront and required to take some new steps into improving our Dallas communities to keep them sustainable for generations to come.

The City of Dallas aims to do what they can to work with the developers and builders to better educate and lead them into this world of new restrictions as well as work together to find all of the new possibilities.

The green building movement right now is being driven by tenants, according to many developers, and Dallas residents should expect to see more of what Azure has accomplished in future developments.

Although green projects tend to carry a financial premium, they end up benefiting not only the environment but the resident as well with reduced operating costs. Yet another reason why Dallas condos are becoming a cost effective solutions.

Gas Prices Fuel Urban Living

As the economy seemingly continues to take a nose dive, prospective condo buyers are looking more than ever to save money. According to the Dallas Morning News, the Dallas area still has a big edge in providing affordable housing for relocating corporate employees. That is an example of just one of the ways people are saving when buying a Dallas condo.

More Good News for Dallas condo buyers…The nationwide average of a single family home in Dallas has an average price of $326,425, which is substantially lower than the nationwide average of $403,738 according to a survey conducted by Coldwell Banker. According to this survery, all of the houses surveyed that were used in the comparison were in neighborhoods with a high population of corporate transferees.

Another option for homebuyers is to look for housing options closer to their jobs. This cuts down on not only commuting time but also money spent on the high prices of gas! Many Dallas residents are making a housing move to cut down on fuel costs. 

In choosing a Dallas condo that is in close proximity to work, DART stations, and even grocery stores, the choice to live downtown becomes more and more an obvious choice. Developers have come to this realization as well, which is why more and more new developments continue to boom in central urban areas of Dallas.

According to the Dallas Morning News, homebuyers may opt to trade the higher purchase price of a close-in home for the lower monthly gasoline expense and still save on time spent in the car each day.

“It’s the wave of the future if you believe what we are seeing in energy prices is not a spike, but a long-term trend, according to a former executive at the newspaper. “We will start looking at housing differently.”

Architectural Digest Heads to The Stoneleigh

According to D Magazine’s Frontburner, Architectural Digest is heading to the Stoneleigh this week to photgraph the redo! Should be some pretty interesting stuff- considering the $36 million renovation that has recently taken place with the hotel & spa.

The penthouse, has been transformed into several specialty rooms, which include a bridal suite, presidential suite, gallery, music room, library, dining room, and terrace area. The photo shoot is set to take place in the presidential suite. This was the final part of the renovations at the Stoneleigh, which also included a remodeling hundreds of hotel rooms. 

Construction of The Heritage at Stoneleigh, the new, ultru-luxury, high-rise residences, is currently underway. Uptown Keeps Moving On Up

Uptown Condo’s 12% Increase for August 2008 YTD

Just when we thought the bricks were falling from the sky- in a declining housing market- the August YTD sales report came out with Uptown condo’s leading all of Dallas with a “12% increase in average sales price” to an official number of $315,432 for the average Uptown condo! We did not have as many sales in this market vs. the prior year through August 2007 YTD, but the important number to watch is that the average sales price increased.  This was based on 618 condo sales YTD.

If you are thinking “these numbers can’t be right”… or “that’s crazy Good Morning America said that we were in a declining market”… or “Baugh Humbug the market is going down I am going to wait”… think again.

The Reality is that inner city markets are gaining popularity with people moving back.  Why? A few reasons, maybe GAS, maybe TRAFFIC, maybe Uptown is a HOT market and high-rise developments are reaching heightened popularity at a new and improved increase price. Another reason for inner city market movement is that less homes are selling in the far out perimeter markets.  In Celina, for example (North of Dallas, Plano, Frisco, & Prosper)  was one of the weakest markets. For the same previous 12 months as Uptown, had a -11% decrease in average sales price and a -33% drop in total number of sales. Commuters are thinking thinking twice primarily due to gas prices and are using that as one of the major reasons that people are moving Intown, Uptown and closer to Downtown.

The local shopping now is awesome, the restaurants are fabulous, and the nightlife is rockin. We are predicting the Uptown condos to continue on a rising path throughout the upcoming months ahead.

King Tut Comes to Dallas

Is Dallas Ready to ‘Walk Like An Egyptian’?

A very exciting exhibit is opening at the Dallas Museum of Art on October 3, 2008…King Tut is coming to town! 

According to the Dallas Museum of Art website…

Tutankhamun and the Golden Age of the Pharaohs, the exhibition that drew nearly four million visitors during its two-year, four-city tour, will return to the United States for a three-city encore tour. Following the success of the first tour, which broke records at each of the four museums it visited in the United States from June 2005 through September 2007, the exhibition will return from its current London engagement to open at the Dallas Museum of Art in October 2008, followed by visits to two yet to be named museums.

“Dallas is a perfect place for King Tut,” said Zahi Hawass, Secretary General of Egypt’s Supreme Council of Antiquities. “I want everyone in Texas to know that the boy king is coming to town, and I personally invite everyone to see this great exhibition so that a new generation of people will experience the history and magic of the boy king.”

This Sunday at 3:15pm, the Dallas Cowboys will officially start their season in an away game against the Cleveland Browns.

Will this finally be the year for Tony Romo? Will T.O. finally be able to back up that famous ‘tude of his? All these questions and more will be answered as the 2008 Football season unfolds.

In week 2, the Cowboys return home to face off against the Philadelphia Eagles in Texas Stadium.

Now that the NFL season will officially kick off this evening, odds are anyone living in and around the Dallas area are bound to experience some celebrity sightings. Jessica Simpson anyone? Rumors are that Tony Romo takes up residences in a North Dallas condo…
